most of the forums won’t allow signature for new members.

Almost all forums allow signature links… but for that you need to post some quality stuff. There’s a certain posts threshold (like 30 posts) to get a signature link but trust me, it has value.

I’ve just created a forum as part of my website:
Click on the Forum link in the yellow box and it will take you to where my forum is hosted.
It’s only a new forum so there’s no activity on it yet, but I do allow signatures on it, and I don’t mind if any of the members of this forum want to use the Off Topic board to make posts about whatever they’re interested in.
Obviously if anybody has any property related posts they wish to make they are welcome to do so under General Discussion.
You can try freehostforum and webcosmoforum. They are good enough too.
